Why Boundless?
Specialization
Changes Everything
General contractors build anything. We build one thing. That difference shows up in how fast we permit, how accurately we estimate, and how confidently we build.
The Real Difference
ADU-Only Isn't a Tagline.
ADU-Only Isn't a Tagline.
It's How We Protect Your Project.
When a general contractor takes on an ADU, it might be their second — or their first. They'll learn the zoning code on your project, figure out the permit process while billing you for it, and hand it off when they need their crews somewhere else. We've built our entire operation around ADUs. The institutional knowledge is fundamentally different.
01 — EXPERTISE
We Know Local Code by Municipality
Madison, Fitchburg, Middleton, Verona, Mount Horeb — each has its own ADU ordinance, setback requirements, and permitting nuances. We operate in all of them regularly. A generalist doesn't. That knowledge gap costs time and money on your project.
02 — ACCOUNTABILITY
One Firm. Full Scope. No Handoffs.
We own design, permitting, and construction. Nothing passes between firms. No "that was the architect's call" or "the GC should have caught that." One firm is responsible from feasibility through Certificate of Occupancy. We can't blame anyone else — so we don't leave anything unresolved.
03 — ACCURACY
Our Estimates Are Based on Real ADU Data
General contractors estimate ADUs the way they estimate everything — from first principles and gut feel. We estimate from a body of completed ADU projects in Dane County. Our cost-per-square-foot data is specific to the exact work we do repeatedly. The result is tighter estimates with fewer change orders.
04 — EFFICIENCY
Our Subcontractors Know ADU Work
Our sub network — framing, mechanical, electrical, foundation — has built ADUs with us before. They know what a 400 sq ft structure requires, how to sequence a tight footprint, and how to pass an ADU-specific final inspection. That fluency reduces errors, rework, and scheduling delays.
Side by Side
Boundless vs. General Contractor
| General Contractor | Boundless Tiny Homes | |
|---|---|---|
| ADU-specific experience | Varies widely — may be their first or second ADU | ADUs are our entire business |
| Local zoning knowledge | General code familiarity; learns yours during design | Deep municipal knowledge across Dane County |
| Permitting handled in-house | Often outsourced or owner-managed | We prepare and submit all permit packages |
| Full-scope design-build | May require separate architect engagement | Design through CO — one firm, one contract |
| Fixed price contracts | Often cost-plus or allowance-heavy | Fixed pricing with defined scope |
| Standard finish inclusions | Allowance-based — actuals often exceed budget | Full inclusions specified before contract signing |
| Wisconsin energy code compliance | Depends on experience level | Standard on all projects |
| ADU-specific subcontractor network | General residential subs, not ADU-specific | Subs trained on compact, ADU-scale work |
