The wiring, piping, and ductwork behind your walls. Covered through year two.
Years 1–10
Major Structural Defects
The foundation, footings, framing, bearing walls, beams, and roof structure. Ten years of major structural protection through Quality Builders Warranty, backed by Liberty Mutual.
The QBW Limited Warranty Agreement sets the full terms, standards, and exclusions. Standalone garages and additions are not enrolled. A $500 deductible applies to each claim handled by QBW. Appliances and fixtures carry their manufacturers' warranties, which we pass on to you. Storm damage belongs with homeowners insurance, and normal wear belongs with routine upkeep.

Selling in year six? The warranty goes with the house automatically. No paperwork. No transfer fee.
The next owner keeps the same structural protection for the rest of the ten years. That's a real selling point. It tells buyers the home was built by a QBW-screened builder and is still covered.

Is the warranty included with my Boundless home?
Yes. The warranty is included. Every ADU and small-format home from Boundless Tiny Homes is enrolled in the 10-year QBW warranty as part of your turnkey build. Standalone garages and additions are not enrolled.
Who is Quality Builders Warranty?
QBW has provided 10-year new-home warranties since 1985. It's backed by Liberty Mutual, one of the largest insurance companies in the United States, and it only works with builders who pass its screening.
What does "backed by Liberty Mutual" mean for me?
Ten years of major structural protection through Quality Builders Warranty, backed by Liberty Mutual.
Is there a deductible?
Yes. Claims handled by QBW carry a $500 deductible per claim.
Does it cover detached and above-garage ADUs?
Yes. Detached, attached, and above-garage ADUs and small-format homes are all enrolled. Standalone garages and additions are not.
What isn't covered?
Storm and weather damage (that's homeowners insurance), normal wear, maintenance items, and changes made after move-in. Appliances and fixtures are covered by their manufacturers' warranties, which we hand over to you.
What happens if I sell?
The warranty transfers automatically to the next owner for the rest of the ten-year term. There's no cost.
