Tiny Homes for Sale in Madison & Dane County, Custom-Built on Your Lot
Looking for a tiny home for sale? Boundless custom-builds permanent, permitted tiny homes on your property in Madison and across Dane County. You choose a model. We design, permit, and build it on a foundation, typically in 4–6 months.
Boundless does not sell ready-built or move-in-ready tiny homes, and we do not sell homes on wheels. Every home is custom-built on your lot, on a permanent foundation.
What “tiny home for sale” means at Boundless
A tiny home built on a foundation and permitted as an ADU is the same thing as an ADU. ADU is the code term. Tiny home is how most people describe it. What is an ADU?
We build on your property, on the same lot as your primary residence. The exterior can be matched to the house already there: siding, trim, and roof. You are ordering a home, not picking one off a lot.
Own a vacant or larger parcel? We plan and build small-home communities: cottage courts, pocket neighborhoods and infill. Small-format housing.

What a tiny home costs in Madison
These are the all-in ranges published on the Madison ADU cost guide: design, permitting, site work, utility connections, and construction through Certificate of Occupancy. There is no per-model price list.
By type, from the same page: a detached tiny home is $160,000–$260,000. Above a new garage is $225,000–$285,000. An attached ADU is $140,000–$220,000.
Wisconsin costs more than the national averages for three reasons that show up on every Dane County lot: a 48-inch frost depth, the cold-climate energy code, and local fees. In the City of Madison that includes the Park Impact Fee, $5,026.88 per ADU in 2026, plus the water lateral and the MGE meter when a new service is required.
Permit fees, excess site work, and utility hookup or trenching costs are site-specific and assessed during your feasibility check.

Where you can build a tiny home in Madison and Dane County
ADUs can be placed on most single-family and two-family residential lots in Madison and across Dane County. Placement depends on the zoning district, the lot size, and the setbacks.
In the City of Madison, under the current ordinance: a detached ADU can have a footprint up to 1,000 sq ft, the height limit is 25 ft, side and rear setbacks are typically 3 ft, there is no owner-occupancy requirement, and Madison does not add a parking space for the ADU. A lot can have one attached ADU, or up to two detached units in one structure, not both.
Read the Madison ADU zoning guide, or the ADU rules for all 21 Dane County communities we cover: Fitchburg, Middleton, Sun Prairie, Verona, Waunakee, Monona, Stoughton, Oregon, McFarland, DeForest, Mt. Horeb, and Cottage Grove.
What about tiny homes on wheels?
We don’t build or sell tiny homes on wheels. Every Boundless home is built on a permanent foundation and permitted as an ADU, which is what lets it be financed, insured, and valued as part of your property. Rules for other housing types vary by municipality. Start with the municipality index.

Why buy from a tiny home builder instead of a general contractor
- ADUs and small-format homes. This is the work, not a side job between larger builds.
- Permit packages prepared in-house.
- Fixed pricing with a defined scope.
Tiny home FAQs
Can I buy a tiny home that’s already built?
No. Boundless does not sell ready-built or move-in-ready tiny homes, and we do not sell homes on wheels. Every home is custom-built on your lot, on a permanent foundation, from one of 17 models or a custom design.
How much does a tiny home cost in Madison, WI?
$150,000–$260,000 all-in, depending on size and site. The size bands and the detached, garage, and attached ranges are on the ADU cost guide.
Can I put a tiny home in my backyard in Madison or Dane County?
On most single-family and two-family lots, yes, permitted as an ADU. Rules vary by municipality. See ADU zoning by town.
Can a tiny home be the only home on my lot?
Our single-lot tiny homes are ADUs, built on a lot that already has a house. For vacant or larger parcels, we plan and build small-home communities: cottage courts, pocket neighborhoods, and infill. Small-format housing.
What’s the difference between a tiny home and an ADU?
When the tiny home is built on a foundation and permitted as a second dwelling, they are the same thing. ADU is the zoning term. Tiny home is the everyday name. What is an ADU?
How long does it take?
Typically 4–6 months from start to Certificate of Occupancy, not including an extended permit review. The three Madison case studies finished in about 4 to 5 months.
Can I finance a tiny home?
HELOCs, cash-out refinance, construction-to-permanent loans, and ADU-specific products are the usual paths. Most clients finance through existing home equity. Estimate your monthly payment.
Can I rent out my tiny home?
Yes in Madison, which has no owner-occupancy requirement, and in most Dane County municipalities. Some suburbs have their own rules. Many Dane County ADUs rent for $1,200–$1,800 a month.
What sizes do you build?
360–936 sq ft across 17 models, studio to 2-bed/2-bath, including 2-story and above-garage, plus custom designs.
